Uniek karakteristiek en monumentaal landhuis op perceel van 2.765 m2 eigen grond

Deze markante, vrijstaande en rietgedekte villa kan u niet zijn ontgaan indien u ooit over de Oranje Nassaulaan bent gereden; bij velen staat de woning bekend als ‘het huis met de eenden’. De officiële naam van dit Rijksmonument is “Malgré Tout” (ondanks alles).

Geschiedenis:
Jan Meddens woonde rond 1900 reeds in Warmond en in 1913 liet hij ‘Malgré Tout’ bouwen voor hem en zijn vrouw (en in die tijd het nodige personeel).
In 1948 kocht zijn neef Jan Giesbers (sinds 1917 werkzaam bij Meddens en sinds 1922 directeur) het huis uit de boedel en betrok het met zijn vrouw met 5 kinderen en een inwonend echtpaar als personeel. Het huis werd volledig bewoond. Nu, bijna 110 jaar later, heeft dit fraaie landhuis nog nauwelijks iets ingeboet van zijn oorspronkelijke grandeur en karakter; de foto’s spreken voor zich wat dat betreft.

Locatie:
Warmond is een dorp met veel groen, oude landgoederen en het watersportgebied de Kaag. Een recreatiegemeente met veel horeca, sportclubs, de benodigde winkels en de lagere school. Middelbare scholen (w.o. een internationale school), het strand en het historische centrum van Leiden en de universiteit aldaar liggen op fietsafstand. Voor wat betreft openbaar vervoer ligt het dorp ook ideaal: het NS station Sassenheim zorgt voor directe verbindingen met Schiphol, Den Haag, Haarlem en Amsterdam. De nabijgelegen snelweg A44 zorgt er voor dat de gehele Randstad op korte reisafstand is te bereiken (Amsterdam bijv. slechts ca. 25 minuten rijden).

“Malgré Tout” is gelegen tussen Warmond en Oegstgeest, omgeven door groen en met uitzicht op een fraai aangelegd tuinperceel (beschermd dorpsgezicht). De woning is geheel omringd door een prachtig aangelegde tuin met o.a. rododendrons en oude bomen. De diverse terrassen bieden elk moment van de dag de keuze tussen zon en schaduw.

Indeling:
De huidige indeling toont zich het beste aan de hand van de beschikbare plattegronden en foto’s. De woning is uiteraard uitstekend geschikt om te bewonen in de huidige staat en met de huidige indeling. Echter, wij kunnen ons ook voorstellen dat u (met behoud van de unieke stijlkenmerken) de woning zou willen aanpassen aan uw eigen wensen en eisen. “Malgré Tout” is flexibel: geschikt voor een groot gezin, als kangaroewoning of met kantoorruimte aan huis.
Hierop vooruitlopend hebben wij het gerenommeerde Leidse architectenbureau Studio VVKH gevraagd om hun visie te geven op een mogelijke indelingsvariant. De schetsen hiervan treft u aan op de website, evenals enkele artist impressions van een mogelijke interieurinvulling. Aangezien het hier een rijksmonument betreft zijn deze schetsen nadrukkelijk bedoeld ter inspiratie en uiteraard afhankelijk van het verkrijgen van een omgevingsvergunning. Aan serieuze kandidaten bieden wij een eerste sessie met Studio VVKH aan om de haalbaarheid van de eigen wensen en eisen te inventariseren. De makelaar kan u hier meer over vertellen.

Unique characteristic and monumental country house on a plot of 2,765 m2 freehold land
This striking, detached and thatched villa cannot have escaped your notice if you have ever driven along the Oranje Nassaulaan; to many the house is known as 'the house with the ducks'. The official name of this national monument is "Malgré Tout" (in spite of everything).

History:
Jan Meddens already lived in Warmond around 1900 and in 1913 he had 'Malgré Tout' built for him and his wife (and in those days the necessary staff).
In 1948, his nephew Jan Giesbers (employed by Meddens since 1917 and director since 1922) bought the house from the estate and moved in with his wife and 5 children, and a couple living in as staff. The house was fully occupied. Now, almost 110 years later, this beautiful country house has lost virtually none of its original grandeur and character; the photos speak for themselves.

Location:
Warmond is a village with lots of greenery, old country estates and the water sports area de Kaag. A recreational community with many restaurants, sports clubs, the necessary shops and the primary school. Secondary schools (including an international school), the beach and the historic centre of Leiden and its university are all within cycling distance. In terms of public transport, the village is also ideally situated: Sassenheim railway station provides direct connections with Schiphol Airport, The Hague, Haarlem and Amsterdam. The nearby A44 motorway ensures that the entire Randstad conurbation can be reached within a short travelling distance (Amsterdam, for example, is only about 25 minutes away).
"Malgré Tout" is located between Warmond and Oegstgeest, surrounded by greenery and overlooking a beautifully landscaped garden (a protected village view). The house is completely surrounded by a beautifully landscaped garden with, among others, rhododendrons and old trees. The various terraces offer a choice between sun and shade at any time of day.

Accommodation
The current layout is best shown by the available floor plans and photos. The house is of course perfectly suitable to be lived in in its present state and with its present layout. However, we can also imagine that you would like to adapt the house to your own wishes and requirements, while maintaining the unique style and features. "Malgré Tout" is flexible: suitable for a large family, as a multi-generational house or office space at home.
In anticipation of this, we asked the renowned Leiden architectural firm Studio VVKH to present their vision of a possible layout variant. The sketches can be found on the website, as well as some artist impressions of a possible interior interpretation. Since this concerns a national monument, these sketches are expressly intended as a source of inspiration and, of course, subject to obtaining an environmental permit.
